Questions

Q: What kind of pets do you allow? Do you permit exotic pets?
A: Cats & Dogs. No aggressive breeds. No exotic animals permitted.
Q: How many pets may I have?
A: 2 per apartment home.
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: $400 pet fee for first pet, $400 pet fee for second pet (non refundable). $25/month pet rent per pet.
Q: What must I bring with me to tour an apartment?
A: Government issued photo ID.
Q: What are your fees and monthly charges?
A: Monthly rent. $95 application fee, $325 admin fee. $500 security deposit due upon approval and based on credit. Utilities paid for by resident.
Q: What is acceptable "proof of income" to sign a lease?
A: Paystubs, signed offer letter on letterhead, award letter, court ordered support, tax return, notarized statement from CPA or 3 months of bank statements.
Q: What are the income and credit qualifications?
A: Three times the monthly rent. Credit must be in good standing and will be checked.
Q: What happens if I qualify for an apartment, but my roommate does not?
A: Application is denied unless a new roommate is chosen or approved applicant moves in without a roommate.
Q: Is my security deposit totally refundable?
A: Less damages if any.
Q: If I get a job transfer, can I break the lease?
A: You must pay to break your lease depending on the option you choose at lease signing.
Q: Can I change to a month-to-month lease plan after my first year?
A: Yes. Rent will be increased with a MTM fee.
Q: What utilities are included in my lease?
A: None
Q: How long is the term of the lease?
A: 7-12 months
Q: Do you accept leases for short terms?
A: 7-11 months

A: Yes
Q: Do you offer furnished apartments?
A: No

Q: If something needs to be repaired in my apartment, how do I report it?

Non-refundable pet fee of $400 for the first animal plus $400 for each additional animal.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
